The Leechpool site measures 6.71 hectares and comprises a single, relatively flat field with trees and hedgerows along its boundaries and the railway line to the west. The land is predominantly flood zone 1, with limited flood risk in the southwest corner, so a comprehensive drainage strategy will be implemented.
There are limited heritage assets nearby, the closest being the Grade II listed Leechpool Farm. Detailed ecological surveys show species-rich hedgerows and a small pond supporting bats, great crested newts, grass snakes and nesting birds.
The site is allocated for development within Ladden Garden Village, which has outline consent for up to 2,450 homes. A full planning application for 145 new homes, including affordable and self-build plots, has been approved subject to an S106 agreement.
